In preparing to sell your property
An estimated 50% of all buying decisions are made before the buyer has walked through your front door.
1. Make the most of your garden. A few days spent tidying up the garden could save you weeks of waiting for a buyer. Mow the lawn, weed the borders, rake up leaves and maybe plant a few bright ornamental flowers or small shrubs.
2. Let the light shine in as much as you are able, clean windows to help every room express it's full potential.
3. The hardest job of all. Declutter your home! Try to find a place to hide away your much treasured knicknacks. We all have them and love them, but they are only distractions from what you're trying to sell, which is the home itself.
4. Kitchens and bathrooms are key rooms. A bright, clean, user friendly kitchen will entice buyers to rethink your property, as will a bathroom that looks inviting, clean and uncluttered.
5. The entrance/hallway is sure to be the first room the buyer will see, so try to make it as welcoming as possible. Keep the decor light and simple. Use flowers,oil burners or something delicious in the oven to create a warm, safe, homely feel.
6. Please,please don't accompany the agents representative on an inspection. We are trained to present your property in the best possible light.Three's a crowd, avoid having too many people in the house as the prospective buyer will feel like an intruder and hurry through the inspection. Keep pets out of the way and preferably out of the house. Silence is golden, be courteous, as the buyer is there to inspect, not indulge in conversation.
